Booking terms
How a booking works with us, in plain language.

Making a booking
Send us your dates through the form, by email, or on WhatsApp. We confirm what is free, agree the rate with you, and take a deposit to hold the dates. A booking is confirmed when we have written to say so and the deposit has arrived — not before.
Nothing is paid on this website. There is no checkout here and we will never ask you for card details through a web form.
Rates
$150 a night, or $1,500 a month with the utilities included. Residencial Montesino 2A is let furnished or unfurnished and its rent is agreed separately. Rates are in US dollars.
Minimum stay
Three nights for most of the year, and longer over Christmas and New Year. Ask us anyway if your dates are shorter; we are flexible when the calendar allows.
Arriving and leaving
Check in from 3pm and check out by 11am. Tell us your flight and we will do our best to hold the place longer if nobody is arriving behind you.
Changes and cancellations
We agree the cancellation terms with you in writing when we confirm your dates, and they are what applies to your booking. If your plans change, tell us as early as you can — the earlier it is, the more we can usually do.
House rules
- No smoking indoors.
- No pets.
- Quiet after 10pm. The houses sit close together and sound carries.
- Children are welcome.
- Please do not have more people staying than the place sleeps. Tell us if numbers change and we will sort it out.
Damage
Things break and we are reasonable about it — tell us and we will fix it. Real damage beyond ordinary wear is the guest's to cover.
Things outside anyone's control
Power cuts and water interruptions happen on this coast. Every place has a generator. If something bigger stops us honouring a booking — a hurricane, for instance — we will tell you as soon as we know and return what you have paid.
